Route 1 Renaissance: Development Projects in College Park and Beyond

The busy corridor is quickly maturing into a vibrant, urban hub

[Sorry for the long hiatus. I have been very busy with work, and with my posts being so long and detailed they require a lot of time and effort. I hope to post more frequently this year]

College Park, Maryland is home to the flagship campus of the University of Maryland (UMD), but has frequently been criticized as a middling college town, especially compared to other well-known college towns around the country such as Berkeley, CA and Ann Arbor, MI. Critics have given a number of reasons as to why College Park is considered to be a mediocre college town: 
  • the lack of quality retail establishments 
  • a heavily congested main road artery lined with not-so-attractive businesses
  • poor access to the existing rail transit station
  • a relatively high crime rate. 
Fortunately, over the past decade or so the city has seen a steady stream of substantial improvements in all the areas noted above, and with development interest in the city at an all time high, College Park is on the verge of becoming a far more livable and attractive college town.

The major transportation corridor for College Park and its neighbors is US Route 1 (Baltimore Ave./Rhode Island Ave.)--the national highway famous for connecting Maine and Florida. In addition to being the area's busiest vehicular artery, it has also been its primary commercial strip for nearly 100 years. Although there has been a steady stream of new development projects going up around College Park in recent years, many obsolete buildings, and the street itself seem to be stuck in a time warp. 

Fortunately, the recently funded reconstruction of US Route 1, which will include widening, the addition of bike lanes, and a much improved  environment for pedestrians which will do a lot to alleviate congestion and improve mobility. 

Just as important, as far as transportation infrastructure is concerned, is the Purple Line light rail line, which will be built through the heart of the UMD campus to connect the school to the existing College Park Metro/MARC rail station, as well as the commercial hubs of downtown Bethesda and Silver Spring. 

Notably, the high-quality projects coming to the Route 1 Corridor are attracting nationally recognized names such as: CVS, Hyatt, Choice Hotel's premium Cambria Suites brand, Whole Foods (opening its first store in the county), and Target (which is opening one of its first urban-format TargetExpress stores in the country).

On Campus (UMD Projects)

While private sector development activity has been booming up and down Route 1, the largest (non-federal) landowner in the region hasn't been sitting on the sidelines. From academic buildings to residence halls, the University of Maryland has been actively adding new buildings to its campus over the past few years, and those development activities have only intensified under the current administration. Recently, the University has begun efforts to support development beyond the campus boundaries via public-private partnerships to improve the appeal of College Park for students, current and prospective residents, visitors , and employees. The Hotel and Conference Center was only the beginning of this "Greater College Park" initiative.

Beyond College Park: Riverdale Park

Barely a half mile south of College Park on Route 1 is Riverdale Park, which is home to the largest private development project along the corridor--Riverdale Park station. The 2 million square foot development is notable for being home to Prince George's County's first Whole Foods Market, which is set to open in less than a year. The first phase also  includes a bridge over the adjacent CSX/MARC tracks to the Metro/MARC and future Purple Line station, greatly improving mobility in the area. Overall, the first phase of the project will include nearly 200,000 sq. ft. of retail space, 126 townhomes, 855 multifamily units, and a 120-room hotel.

Beyond College Park: Gateway Arts District

Further down Route 1, beginning in Hyattsville and stretching all the way to the Washington D.C. border, is the rapidly growing Gateway Arts District Corridor. In the late 1990s, four small, densely-populated municipalities along Route 1—Mount Rainier, Brentwood, North Brentwood, and Hyattsville—joined forces to create the Gateway Arts District, an initiative designed to revitalize a two-mile stretch of the historic U.S. Route 1 Corridor in Prince George’s County through an infusion of artists and arts facilities. The initiative has so far been a success, revitalizing the neighborhoods along Route 1 and creating living and working space designed for artists within a very diverse and burgeoning mixed-use environment.

Beyond College Park: Route 1 North

In the past few years, new development on the Route 1 Corridor has expanded beyond the Beltway as well, including in the community of Beltsville and the city of Laurel. For the sake of not making this post even longer than it is, they're not detailed here, but you can find info on them on my Urban Development Map

Also on the map are the many projects planned for the areas around the College Park, Hyattsville, and Greenbelt Metro/MARC/future Purple Line stations. These will be discussed in a later post, about TOD in Prince George's County.

    1. Not the research park specifically, but WMATA received four responses to an RFP to add a residential building on the existing surface lot at the Metro station. The county also received for responses to their RFP to redevelop the land across Paint Branch Pkwy from the Metro station.

  2. I think TownPlace Suites called it quits when they saw two more hotels being developed closer to campus in addition to all the remodels going on with the motels. I hope another developer picks the property up.
